Contracting Company in Makkah for Hotels, Housing and MEP Works

New Perfect International is a Jeddah-based general contractor delivering construction, renovation, fit-out, HVAC, electrical and fire protection works in Makkah, with programmes built around the Hajj and Umrah seasons rather than against them.

A Contractor Who Understands Makkah

Working in Makkah is unlike working in any other Saudi city. Millions of pilgrims arrive every year, demand for hotels, apartments and restaurants follows the seasons, and handover dates cannot slip. A hotel that is not ready before Ramadan or Hajj loses a whole season of revenue.

That is why every Makkah project we take on starts with one question: when must the building be operational? From that date we build the programme, order long-lead materials and sequence the civil, MEP and finishing works.

What You Get With Us

  • A programme built around the operating date and pilgrimage seasons
  • One team for civil works, fit-out and MEP
  • HVAC, electrical and fire systems tested before handover
  • Regular photo progress reports, even if you are not in Makkah
  • A Jeddah office about an hour away

Building Challenges in Makkah and How We Handle Them

Mountainous, rocky ground

Many Makkah districts sit on mountainous or rocky terrain. Excavation needs different equipment and methods than sandy ground. We ask for a soil report before design and price excavation realistically from the start, so there are no surprises halfway through.

Heat and cooling loads

Makkah summers are extremely hot, and hotels run at full occupancy at peak times. We check cooling load calculations against real occupancy and pay close attention to roof and duct insulation so capacity is not lost on upper floors.

Seasons and road access

During Hajj and Ramadan, traffic patterns change and some roads may be restricted, making large deliveries difficult. We order early and store critical materials before the season starts.

Multi-storey and occupied buildings

Most hotel work happens in existing or partly occupied buildings. We work in phases, protect corridors and lifts, and set agreed hours for noisy work.

Hotels & Serviced Apartments

  • Room, corridor and lobby refurbishment
  • Feature ceilings and lighting
  • Central AC and ventilation
  • Fire alarm and firefighting

Housing, Annexes & Villas

  • Roof annexes and extra floors
  • Renovation of older buildings
  • New electrical and plumbing
  • Roof insulation against heat

Restaurants & Shops

  • Commercial kitchen fit-out

How We Plan a Makkah Project Around the Seasons

  1. Set the operating date: we start from when the building must open, for example before Ramadan or Hajj.
  2. Site visit and survey: we inspect the building or plot and review drawings or prepare quantities.
  3. Reverse programme: testing and handover are placed first, then finishes, then MEP, then civil works.
  4. Early procurement: long-lead items such as AC units and electrical panels are ordered early.
  5. Phased execution: especially in operating hotels, so the business never fully stops.
  6. Testing and handover: HVAC, electrical and fire systems commissioned well before the season.

What Drives Contracting Costs in Makkah?

There is no fixed price per square metre in Makkah. The same floor area can cost very differently depending on location, building type and timing. These are the factors we explain line by line:

Factor

Why it affects price in Makkah

Distance from the central area

Access limits, traffic restrictions and equipment parking raise daily costs

Ground conditions

Rocky ground means harder, slower excavation

Timing

Compressed pre-season work needs extra shifts and urgent supply

Occupied building

Working in an operating hotel needs phasing and protection

Finish level

Premium hospitality finishes cost far more than standard residential

Our advice: ask for a quotation well before the season. Time saves more money than any price negotiation. You can request a quote online.

Makkah Contracting FAQs

Yes. Makkah is about 80 km from Jeddah, roughly an hour by road, so it is part of our everyday working area. Each project gets a site supervisor, a delivery team and a material supply schedule sized to the job.

We build the programme backwards from the date the building must open. Heavy works, excavation and large deliveries are scheduled outside peak periods, and the final weeks before the season are kept for testing and handover only.

In many cases, yes. We split the hotel into floors or wings that close in phases, separate work zones from guests, and agree fixed hours for noisy activities. We confirm what is possible after surveying the building.

Construction and structural works, renovation, interior fit-out, restaurant fit-out, central air conditioning, electrical and plumbing works, fire protection, CCTV, and residential annexes and villas.

We install alarm and firefighting systems and emergency exits according to the approved drawings and Civil Defense requirements, and we test everything before handover so the building is ready for inspection.

After the site visit and once we receive drawings or a bill of quantities, we prepare an itemised quotation. [Add verified data here: typical quotation turnaround time]
